The roof replacement process

    Inspection and written scope

    We measure the roof, check layers, decking from the attic, ventilation and flashing, and write a scope with the product, color and a per-sheet decking price.

  2. 02

    Permit and materials

    Citium includes the permit and inspection steps in the plan and orders materials once the product and color are locked.

  3. 03

    Site preparation

    We plan dumpster placement, parking and access, and protect landscaping and areas near the house before tear-off.

  4. 04

    Tear-off and dry-in

    Old roofing comes off to the deck. Open areas are covered with underlayment before the crew leaves for the day.

  5. 05

    Decking and flashing

    Damaged sheathing is photographed and replaced at the contract rate. New flashing goes in at walls, chimneys, valleys and penetrations.

  6. 06

    Finished roof and inspection

    The covering, ridge and vents go on, followed by the city's inspection, cleanup with a magnetic nail sweep, and a walkthrough with your documents.

What we check before pricing a replacement

A replacement estimate needs more than a measurement. We count the existing layers, look at the decking from the attic, check intake and exhaust ventilation, note every penetration and wall joint that needs flashing, and look at low-slope sections and drainage. If you're considering tile, we also note the framing so the structure can be evaluated.

Those findings go into the scope so the number you sign is the number for the job, with a clear per-sheet price if more decking turns out to be damaged.

Yes, most homeowners stay. Expect noise during the workday, a dumpster in the driveway, and limited access near the house on tear-off day. Keep pets and cars clear of the work area.

What happens if you find rotted decking during tear-off?
