Find out if you are in the zone
Very High Fire Hazard Severity Zone (VHFHSZ) maps cover large parts of the Santa Monica Mountains, Hollywood Hills, and San Fernando Valley foothills — Porter Ranch, Granada Hills highlands, parts of Sylmar, and similar edges. Your broker or the city’s map tools will say. Do not guess from the neighbor’s tile color.
What Chapter 7A is actually asking for
- Class A roof covering (tile, listed shingles, metal — not raw wood)
- An underlayment and fastening pattern that belongs to that listing
- Ember-resistant ventilation (mesh openings tight enough that embers are not an attic invitation)
- Eave and soffit details that do not give fire a shelf
Wood shake is already illegal in the City of Los Angeles. If someone offers to “match the old shake,” they are offering you a code problem.
Insurance is why people suddenly care
California’s admitted market pulled back. Some owners landed on the FAIR Plan. A permitted, documented Class A reroof will not magically create a cheap policy, but it is often on the checklist between “we can talk” and “we will not renew.” Keep:
- Finaled permit
- Product spec sheets and CRRC / UL listings
- Photos of vents, underlayment, and completed field
- Invoice that names the assembly, not “roof job”
What it costs on top of a normal reroof
The covering itself may not cost more — most decent composition and all tile/metal already carry Class A. The adders are vents, underlayment specification, eave work, and hillside access. On many Valley-adjacent homes that is a few thousand dollars, not a second mortgage. On a true wildland-urban interface hillside it can be more. We price it in the estimate, not as a change order after the dumpster arrives.
