TPO vs. the other acronyms
TPO is the common modern choice: heat-welded seams, white or light, Title 24 friendly, rebate-friendly when the SRI tier hits. PVC is the tougher chemical cousin on some commercial decks. Modified bitumen is still out there and still valid when detailed well. Elastomeric coatings are a maintenance tool, not a personality.
What a real low-slope bid includes
- Number of existing layers and whether they come off
- Insulation / cover board if the assembly needs it
- New pipe boots and pitch pans that are not last decade’s tar
- HVAC curb height so the unit is not sitting in a puddle
- Drain and overflow condition
- Termination bars at walls that actually terminate
- A cool, listed membrane if you want code and LADWP on your side
